IB-Certified Membrane Systems — TPO, EPDM and PVC
We install all three single-ply systems, because the right one depends on the building rather than on what a contractor happens to stock.
TPO is a thermoplastic membrane with heat-welded seams, usually light in colour so it reflects rather than absorbs summer heat. It’s the most commonly specified system on new commercial work.
EPDM is a synthetic rubber membrane, traditionally black, that handles temperature swings well and has the longest service record of the three in North America.
PVC is also heat-welded, and it resists grease, chemicals and animal fats in a way the others don’t — which is why it’s specified on restaurants, commercial kitchens and buildings with heavy rooftop exhaust.
Heat-welded seams matter more than most building owners realise. A welded seam fuses the membrane into a single sheet; an adhered or taped seam relies on a bond that ages differently from the membrane around it. Most of the leaks we’re called to on failing single-ply roofs start at a seam or a penetration, not in the open field.

Why Flat Roofs Fail in the Salt Lake Valley
Flat roofs in this climate fail for three main reasons:
Ponding Water: Water still standing 48 hours after rainfall has stopped is defined as ponding. ARMA recommends a minimum slope of ¼ inch per foot, and model building codes require positive drainage on re-roofing work. Standing water also adds dead load and freezes and thaws through the winter.
Seam Fatigue: Daily temperature swings work the membrane against parapet walls, curbs and penetrations. These are where flat roofs actually leak, which is why flashing detail matters more than the membrane in the open field.
Rooftop Traffic: Foot traffic from HVAC servicing punctures more membranes than weather does on many buildings. Walkway pads laid where technicians actually walk prevent most of it.

When a Coating Beats a Replacement
Not every ageing flat roof needs to come off. Where the membrane is still structurally sound and the substrate underneath is dry, a protective coating can extend service life for a fraction of replacement cost, with no tear-off, no dumpster and minimal disruption to the building’s tenants.
Where it doesn’t work: wet insulation under the membrane, widespread seam failure, or a roof already carrying moisture in the assembly. Coating over a wet roof seals the water in and buys nothing.
We’ll tell you honestly which situation your roof is in, and we’d rather quote a coating than sell a replacement the building doesn’t need.
What a No Dollar Limit Warranty Actually Means
On a standard warranty, the manufacturer’s liability is capped — often at the original material cost. No Dollar Limit means there is no cap on a covered claim: the manufacturer covers labour and materials to put the defect right, however much that costs.
NDL coverage is only available through applicators the manufacturer has certified, because the manufacturer is underwriting the installation as well as the product. Our IB certification is what makes it available on the membrane systems we install.

Most commercial roofs fail slowly and visibly before they fail suddenly and expensively. Twice-yearly inspections — after winter and before it — catch open seams, failed sealant at penetrations, blocked drains and storm damage while they’re still repairs.
We handle leak diagnosis and repair on membrane roofs regardless of who installed them, document what we find with photographs, and give building owners a written condition report rather than a verbal “it needs replacing.”
