What Does Fascia Actually Do?
Fascia is the board running horizontally along the lower edge of the roof, behind the gutter. It does two jobs at once. It closes off the ends of the rafters or trusses so weather cannot reach the roof structure, and it carries the entire weight of the gutter plus whatever the gutter is holding. A full gutter in a Utah February is carrying meltwater, ice, and sometimes part of the snow load above it. That load goes straight into the fascia board and its fasteners, which is why fascia failure and gutter failure arrive together. A gutter pulling away from the roof edge is rarely a gutter problem.

Repair, Wrap, or Replace?
Check four things from the ground, ideally after rain: gutters sagging or pitching away from the house, paint blistering in a line along the roof edge, dark staining running down from behind the gutter, and any section where the board looks swollen or soft at the joints.
Sound board with surface weathering can be wrapped in bent aluminum coil stock, which seals the wood and ends the repainting cycle. Soft, delaminated, or rotted board has to come off and be replaced. Wrapping rotten fascia hides the problem and traps the moisture that caused it. It looks right for a season and then fails worse. What Soffit Actually Does
Soffit is the panelled underside of the roof overhang, running from the fascia back to the wall. Its visible job is closing off the overhang against weather, birds and wasps. Its real job is ventilation. Soffit vents are the intake side of an attic ventilation system: cool outside air enters low at the eave, travels up under the roof deck, and leaves through the ridge.
Block that intake and the system stops. Attic air stagnates, the roof deck runs warm in winter, and warm decking in winter is what starts an ice dam. Solid soffit with no vents, or vented soffit painted over or packed with insulation from inside, is one of the most common faults we find on Salt Lake Valley homes.
How Much Soffit Ventilation Does Utah Code Require?
The International Residential Code, which Utah adopts as the Utah State Residential Code, sets the baseline in section R806.2. The required net free ventilating area is 1/150 of the area of the vented space. A reduced ratio of 1/300 is permitted when the ventilation is split correctly: not less than 40 percent and not more than 50 percent of the required area must sit in the upper portion of the attic, with those upper ventilators located no more than 3 feet below the ridge, and the balance provided by eave or cornice vents.
Two points matter more than the arithmetic. Net free area is not the size of the hole. It is the open area left after the grille, screen and louvres are subtracted, and the manufacturer publishes it. And intake should equal or exceed exhaust. An attic with plenty of ridge vent and starved soffit intake pulls replacement air from inside the house instead of from outside, which is the opposite of what the system is for. If your roof has ridge vent but solid or blocked soffit, the ventilation is not working no matter how much ridge vent is up there.
Why Fascia Rots Faster in the Salt Lake Valley
Freeze-thaw cycling is the mechanism. Snow on the roof melts from below where the attic is warm, runs down to the cold eave, and refreezes at the roof edge. The ice builds into a dam, water backs up behind it, works under the shingles and over the fascia, and sits in the joint between fascia and roof edge through repeated freezing and thawing. Fascia is usually the first visible casualty, because it is the lowest wooden component and stays wet longest.

Can fascia be replaced without replacing the gutters?
Usually yes. The gutter comes down, the fascia is repaired or replaced, and the same gutter goes back up if it is sound. Gutters get replaced when they are damaged, badly pitched, or when the existing hangers will not hold in new board. What is the difference between fascia and soffit?
Fascia is the vertical board at the roof edge that the gutter attaches to. Soffit is the horizontal panel underneath the roof overhang, between the fascia and the wall. Fascia faces out, soffit faces down. Fascia carries the gutter, soffit carries the ventilation. Most homes need both looked at together, because water that gets past one reaches the other.
How long does soffit and fascia work take?
Most single-family homes in West Valley City are a one to two day job for fascia and soffit together, assuming no structural rot behind the board. Do I need vented soffit if my roof already has ridge vent?
Yes. Ridge vent is the exhaust half of the system and cannot work without intake. Ridge vent combined with blocked or solid soffit pulls replacement air from inside the house through ceiling gaps, which moves household moisture up into the attic. Intake area should equal or exceed exhaust area. Adding ridge vent without opening the soffit can make an attic moisture problem worse rather than better.
Is soffit and fascia work covered by insurance?
Whether soffit and fascia work is covered by insurance depends on the cause. Damage from a covered event such as wind or hail is usually claimable. Deterioration from age, long-term moisture, or inadequate ventilation is normally treated as maintenance and is not covered.
