The honest answer is that you often cannot tell from the ground. Granule loss and lifted shingles look like nothing from a driveway and like an obvious replacement from a ladder. A roof inspection settles it, and if a roof repair will genuinely buy you another five years, that is what we will recommend.
There are two ways to put a new roof on, and they are not interchangeable.
The existing roof comes off down to the deck. Everything underneath gets inspected, damaged decking is replaced, and a complete new system goes on: underlayment, ice and water shield, flashing, field shingles, ridge cap.
This is the right choice when there is already more than one layer on the roof, when decking condition is unknown or suspect, or when you want the longest service life from the new roof. It costs more and takes longer. It is also the only method where anyone actually sees the structure underneath.
New shingles go on over the existing layer without tearing off.
An overlay is only viable when there is exactly one existing layer, the decking is confirmed sound, the existing surface is flat enough to lay over without telegraphing through, and the roof structure can carry the additional weight. It is faster and cheaper.
The trade-off is real, and we will say it plainly. An overlay hides the deck. If there is water damage under those shingles, it stays there, and it keeps going. An overlay also generally does not last as long as a tear-off, and it can limit manufacturer warranty options.
We assess which applies before quoting, not after starting. If your roof cannot take an overlay, we will tell you that at the estimate rather than discovering it on day one.
Tear-off and disposal. The old roof comes off and leaves in our truck, not in a pile on your lawn.
Decking inspection and replacement. Once the deck is exposed we check every sheet. Soft, rotted or delaminated sheathing gets replaced. This is the single most common source of a quote changing mid-job, and we show you the damage before we replace anything.
Ice and water shield. Applied at eaves, valleys and penetrations. In this climate that membrane is what stops an ice dam from pushing water back under the roof covering, and skipping it to save money is a decision you pay for in February.
Underlayment. Full system underlayment across the deck, as the manufacturer specifies.
Flashing and edge metal. Chimneys, skylights, walls, valleys, drip edge. Flashing is where most roofs actually leak, and reusing old flashing on a new roof is a false economy.
Ventilation. Intake at the soffit, exhaust at the ridge. An underventilated attic cooks shingles from below in summer and drives ice dams in winter. If ventilation is wrong, we address it during the replacement rather than leaving the new roof to fail the same way the old one did.
Field shingles or membrane. Malarkey architectural or impact-resistant shingles on pitched roofs, IB certified TPO or PVC membrane on flat and low-slope.
Ridge cap and finishing.
Cleanup and magnet sweep. Site cleanliness is something our customers mention by name in reviews, and we run a magnet over the property for nails before we leave.
New construction is different work from replacement, because there is no existing roof to assess and no decisions inherited from whoever built it last time.

Additions and extensions are where this comes up most for homeowners, and they carry a specific risk worth naming: the join between the existing roof and the new one. That transition is a common long-term leak point when the two are treated as separate jobs by separate crews.
Three things work against a roof here.
Freeze-thaw cycling. Utah winters move above and below freezing repeatedly rather than staying cold. Meltwater runs down a warm roof, refreezes at the cold eave, and builds an ice dam that forces water back up under the covering. This is why ice and water shield placement matters so much in this market.
Altitude and UV. The valley floor sits above 4,200 feet. UV exposure at that elevation is more intense than the same latitude at sea level, and it dries out shingle mats and accelerates granule loss every summer.
Wind exposure. West Valley City sits on the flat open western floor of the valley with little natural break between it and the wind coming off the Great Salt Lake or down out of the Oquirrh Mountains. South and west-facing slopes almost always age first.
A roof installed correctly for this climate lasts. One installed to a generic spec does not.

IB certified membrane systems. For flat and low-slope roofs we are an IB (Industry’s Best) certified applicator for TPO and PVC. That certification is what qualifies us to offer 25-Year No Dollar Limit warranties on IB membrane installations, backed by the manufacturer rather than only by us.
Manufacturer certification is not a marketing badge. It means the crew has been trained and approved to install to specification, and it is the precondition for a manufacturer-backed warranty existing at all. An uncertified installer cannot offer one, whatever they promise.
Low-slope sections turn up on pitched-roof houses more often than people expect, on additions, porches, dormers and patio covers, and they need membrane rather than shingles.
